Delivery of Capital Receipts

Having established that surplus land exists, the ultimate aim of all of our projects is to convert this into funding for school improvements. The delivery of capital receipts is just as important as identifying the potential in the first place and, if not handled with care, can mean the sums achieved are diminished, sometimes substantially.

Tailoring to the Market

To best exploit the potential value in surplus school land it is essential that enabling development proposals are tailored to market demand. We will assess the site and the market at the start of every project to establish the type of development most suited to the site. This will form the basis of the development proposals but, as the site layout evolves through the planning stages, the master plan is regularly checked against value to ensure this is maximised at all times and best suited for the market.

Marketing and Disposal

We are able to lead the whole process – using our experience to avoid the pitfalls that can sometimes becalm complex disposals – with the single aim of delivering the capital receipts needed for school improvements.

Due Diligence

When presenting land to the market, it is important to have addressed all of the site-related legal and technical obstacles beforehand. Not to do so presents potential purchasers with opportunities to chip the price down, thus reducing the amount of funding that can go towards school improvement projects.
